TENANT RENTAL REQUIREMENTS

We provide the highest quality rental homes in the Orlando area, and we look to house the highest quality tenants in Orlando as well. Please see our rental requirements below, to see if you qualify to rent a premier US Management home.


Rental Applications

We thoroughly evaluate each application that we receive individually. One application must be submitted per paying occupant. If rent is paid by multiple occupants, each paying occupant (roommate) must complete an application. All adults over the age of 18 will need to pay for and complete a background check. Our general "rule of thumb" is explained below for all applicant:

Credit Score
We're looking for a minimum credit score of 620. 

Collections
We look for a maximum of $1500 in collections. Medical and education costs are taken into consideration when evaluating collections in a credit report.

Income
We look for tenants with a gross income of 3 times the monthly rent, and we look for a local Florida income source. If your income comes from a source outside of FL, we're happy to have a discussion about your work and your fitment to the property. We would like to see a job offer letter from your new employer if you are beginning a new position. We'll also verify all sources of other income, and we ask for one months worth of pay stubs with each application.

Self Employed
Applicants who are self-employed are required to submit 2 years of IRS Form 1040 tax submissions, but only the first 2 pages, not the entire return.

Employment Verification
We will most likely reach out to your employer/job reference contact to verify your application.

Rental History
If you're currently renting, we ask for 2 years of rental history, with a contact for reference for us to reach out to.

Identity
Each applicant must provide a photo copy of ID and Social Security Number.

Evictions or any money owed to a Landlord and HOA association
We're looking for applicants with civil court records and credit history clear of any evictions or judgements for the past 7 years of your record.

Pets / Service Animals / Emotional support animals
Please see our Pet Policy. All pets must be approved by management company.

Bankruptcy
If you've ever filed for bankruptcy, it's best to let us know upfront when it occurred, if it was Chapter 7 or 13, and any other information about the case that you'd like us to share. Any documentation you can provide with your application will help us with our application evaluation.

Felony or Criminal Activity
We look to avoid any tenants with serious Felony's or other criminal activity.

Rental History

Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbance or illegal activity, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at the time of lease termination.

Tips for when you are ready to apply for a unit

1. Application fees are not refundable, and there may be a number of applications for each property for us to consider.

2. We use an internet based system for all applications. Please read this entire document for requirements, to ensure that you have all required paperwork to complete the application ready to submit.

4. The more information that you can submit, the better. There is no such thing as too much information during the application process, and lack of information will only cause a delay.

6. Once you've completed your application and submitted all required documents, we begin reviewing your application. You'll notice the status of your application listed as 'pending', and we'll let you know a final decision shortly after you apply.

10. Applications are taken within 30 days for the beginning of the lease. For properties marketed more than 30 days in advance of an available move in date, we place all interested applicants on a waitlist for the property.

13. Our company policy is to report all non-compliance's with terms of your rental agreement, or failure to pay rent, or any amounts owed to the credit bureau.
